The "Sunny Day" Audit: The Mid-Summer Health Check Your Cottage Needs

Why the best time to protect your investment is when the sun is shining, the ground is dry, and the ladder is safe.
It is mid-July in the Highlands. The sun is hot, the lake is sparkling, and the last thing on your mind is winter maintenance.
But seasoned cottage owners know a secret: July is the best time to inspect your property.
Why? Because everything is visible. There is no snow covering the roof, no mud hiding the foundation, and the leaves are fully out, revealing exactly which tree branches are dead.
If you wait until October, the days are short, the roof is slippery, and the urgency to "close up" often leads to missed details. Those missed details turn into expensive surprises come spring.

The Envelope: Roof, Chimney & Foundation
Goal: Water Management & Pest Exclusion.
Do not climb the ladder. You can do this safely from the ground with binoculars.
The Shingle Scan: Look for curled edges, missing tabs, or heavy moss growth (especially on the North side). Moss holds moisture like a sponge, rotting shingles 50% faster.
The Chimney Cap: Is the spark arrestor screen intact? Raccoons often tear these open to nest inside. A clogged or damaged screen is a fire and Carbon Monoxide hazard.
The Foundation Walk: Walk the perimeter. Look for new gaps where wood meets stone/concrete. If a pencil fits in the crack, a mouse can get in. Clear away ferns and wood piles touching the siding—this is a "highway" for carpenter ants.

The Systems: Septic, Water & Propane
Goal: Infrastructure Health.
These systems work hardest in July. Check them for signs of stress.
The Septic Field: Walk over your leaching bed. Is the grass unusually lush and green compared to the rest of the lawn? Is the ground spongy? These are early warning signs of hydraulic failure.
The UV System: Check your water filtration countdown. If the UV bulb is nearing its 1-year mark, order a replacement now so you aren't scrambling when the alarm beeps during Thanksgiving dinner.
Propane & Lines: Inspect exposed copper or rubber gas lines for teeth marks. Porcupines and mice love chewing on lines during dry summers.
The Structure: Deck, Dock & Safety
Goal: Guest Safety & Liability.
Wood expands and contracts in the heat, loosening hardware.
The "Bounce" Test: Stand on the corners of your deck and bounce. If it feels spongy or sways, the footings or ledger board may be rotting.
The Pop-Up Check: July heat pushes nails out of deck boards. Hammer them back in or replace them with screws to save your guests' bare feet.
Dock Chains: If the water is clear, look at your dock chains. Are the connection points rusting through? Winter ice will snap a weak chain, sending your dock across the lake.

The Stewardship: Trees & Grounds
Goal: Risk Mitigation.
The "Widow Maker" Scan: Look up into the canopy. Scan for single large branches that are brown and leafless while the rest of the tree is green. These will snap in the first heavy snow. If they are over a roof, hydro line, or parking spot, tag them for removal.
Culvert Check: Check the ends of your driveway culvert. July storms wash gravel into the pipe. If it is 50% blocked now, it will freeze solid in November and wash out your driveway in the spring melt.
